What does turn-key really mean?

We recently explored what turn-key living can look like during a visit to Peninsula Heights with our partner London House. It's a term often used across property listings, yet it can mean different things from one home to the next.

Turn-key doesn't always mean fully furnished. It implies a standard of living, a degree of service and a trust in delivery. For us, that means the hard work has already been done: the design decisions made, the details considered, the home ready to enjoy from the day you collect the keys.

While every buyer will have their own priorities, these are the details we would consider when viewing a home described as turn-key.

1. Specification & finish

A turn-key home should feel complete from the moment you walk through the door. Look beyond the styling and consider the overall quality of the specification. Kitchens, bathrooms, flooring, joinery and finishes should all be completed to a consistently high standard, with little or no work required prior to moving in.

2. Fixtures, fittings & technology

Integrated lighting, heating and cooling, smart home technology and high-quality appliances all contribute to a seamless living experience. Check that these systems have been designed as part of the home and are fully integrated, rather than requiring further installation or upgrades.

3. Interiors & furnishings

Not every turn-key home is sold fully furnished, but some include furniture, artwork and lighting as part of the sale or by separate negotiation. Where this is the case, it's worth understanding exactly what's included before making an offer. Replacing bespoke furniture, commissioned artwork or statement lighting can add significant time and cost following completion.

4. Services & amenities

Concierge services, wellness facilities, secure parking, wine storage and residents' amenities are all worth considering when viewing a turn-key home. Think about which of these will add value to the way you live.
