On staging a £25,000,000 home on the Wentworth Estate

By Prime Property

Set within the Wentworth Estate, this recently constructed Georgian-inspired residence balances classical architecture with contemporary scale and is on the market for £25 million. Alexander James Interiors, in collaboration with Eichholtz, were appointed to stage the property. For over three decades, the award-winning studio has prepared some of the UK’s most significant private homes.

As a trusted partner of Prime Property, we toured the house with Managing Director Julian Walker and Associate Director Julie Clifford before sitting down to understand how staging shapes buyer perception at this level.

A house defined by arrival

This grand 18,000 sq ft home greets visitors with a sweeping drive and mature woodland, creating the sense that you’ve arrived somewhere special long before you step inside. The interior continues that feeling.

As Julian describes it, “the entrance hall sets the tone from the moment you arrive.”

A sculptural staircase provides a focal point that reinforces the home’s scale, whilst the finely detailed marble flooring introduces subtle refinement and lasting luxury.

Inside the process

Staging a house of this scale starts long before furniture arrives, and much of the work is about knowing when not to intervene.

“For this home, our focus was simple. Let the architecture speak, and give the space a quiet sense of welcome for whoever comes next.” Julian notes.

That philosophy shaped every decision. Rather than over-defining the space, they worked to demonstrate how the house lives, how rooms connect, how scale can feel comfortable, and where softness is needed to balance architectural weight.

Each piece of furniture is carefully measured, positioned, adjusted and refined until it sits effortlessly within the space. Over time, rooms begin to settle, and the house moves from feeling like a series of design decisions to a home that feels complete and ready to be lived in.

On collaboration

The house has come together beautifully through the hard work of various specialist partners, including the architects, Ascot Design, whose vision underpins the scheme. On arrival, Rolls-Royce Sunningdale presented a selection of their cars on the drive, a subtle nod to craftsmanship and performance that mirrors the house itself. Eichholtz worked on bespoke furnishings, whilst art pieces were curated by Creed Gallery, Artsy and Steve Winterburn, adding character to the key spaces. The kitchen, by Extreme Design Furniture, is finished with Gaggenau appliances, whilst a grand piano from Grand Passion Pianos anchors the reception room as the heart of the home.

“Every partner understands the level required. Our role was to ensure each element felt right for the house.” says Julie.

What stays with us

When we asked what they'd pass on to others working at this level, Julian noted that it's rarely the loudest rooms that stay with you, but the ones where proportion, light and flow simply work.

My key piece of advice is to edit before you add. Clear sightlines, considered furniture placement and well-judged lighting tend to do far more for a space than any single statement piece ever could.
