A Country Estate Reimagined: Sunningdale Park

The final residences within one of Royal Berkshire's most celebrated country estates

By Prime Property

Sunningdale Park began life as a private country estate in 1798 and has been carefully reimagined by Berkeley as one of the finest places to live in Royal Berkshire.

Set within 79 acres of parkland, with a Grade II listed mansion at its heart and approaching 10,000 mature trees across the grounds, The Penthouse Collection forms part of its final chapter, with only a few residences remaining.

"You feel like you're in another world here, but you're only an hour from London."

Ben Ivey
Managing Director, Berkeley

The Estate

At the heart of the estate lies the parkland offering woodland trails, meandering paths and mown grass paths through the meadows, with a pond and seating areas throughout. On Chestnut Hill, a 500-year-old sweet chestnut tree stands at an elevated position overlooking the grounds.

The restored Victorian walled garden provides a communal garden with espalier fruit trees, raised planters and pergolas, reflecting its former use as a kitchen garden. The woodland to the south, a feature of the site since at least the 1840s, has had its old paths preserved and enhanced.

The grounds support a rich variety of wildlife throughout the year. Red kites, barn owls and great spotted woodpeckers are regularly seen, alongside muntjac deer, ducks on the lake and red admiral butterflies through the warmer months.

The Location

Sunningdale village is three minutes by car, with independent shops, a Waitrose, coffee shops and restaurants close at hand. Coworth Park Hotel and Spa is on the doorstep. Wentworth Golf Club, Guards Polo Club and Royal Ascot are all within three miles, and Bray, with the highest concentration of Michelin-starred restaurants outside London, is around 20 minutes away.

For families, Wellington College, St Mary's Ascot and Eton College are all within reach, alongside a strong range of prep and primary options closer to home. Sunningdale station is 1.3 miles away with direct services to London Waterloo in 54 minutes, and Heathrow is around 17 minutes by car.

The Penthouse Collection

The individually designed penthouses on the upper floor of Larch Court range from 2,042 to 3,664 sq ft across three and four bedroom configurations. Private rooftop terraces extend the living space outward, some wrapping around two or three sides of the home, others framing a particular view of the parkland or the quiet podium gardens below.

The architecture reflects a considered approach to traditional English craftsmanship, from the red and grey brickwork to the decorative ironwork balconies inspired by Kensington Palace. Buyers purchasing before completion have the option to personalise selected finishes with Berkeley's Choices Gallery, an opportunity rarely on offer.

"I've never seen a development like this. You have to experience Sunningdale Park in person to understand how special it is."
